A development application has been submitted to amend the existing short-term accommodation (hotel) permit at 70 Merivale Street and 38-40 Cordelia Street, South Brisbane.

The changes, designed by Bates Smart Architects, aim to create a 15-storey building. Luxury hotel tower with 137 suites and rooftop restaurants with both indoor and outdoor dining areas overlooking the city.

There is also a rooftop guest wellness center with a gym, infinity pool and day spa, while the mezzanine level houses another gym for guests to use. The ground floor features an all-day restaurant and café along a newly constructed side street designed to enliven the cityscape for locals and visitors alike.

Planners Town Planning Alliance It is stated that “the variation application proposes to construct a new tower which will co-exist with the existing Novotel building. The project proposes a 15-storey building facing Merivale Street and will provide a continuous design from
Cordelia street. The proposed building area provides appropriate deviations from
adjacent objects to maintain the improvement of the area. Failures also provided support
extension of the existing gallery from Cordelia Street to Merivale Street.”

“Although the proposed building height exceeds the prescribed acceptable outcome under Kurilpa’s Temporary Local Planning Instrument (TLPI), the design incorporates breaks between buildings instead of a continuous unit mass to reduce the appearance of bulk and scale. The design delicately reduces the height of the building, providing a stepped and varied facade, allowing a high level of articulation and modulation of the building’s form. Additionally, the proposed building height of 15 stories meets community expectations for the number of stories, as it remains below the maximum permissible height limit of 30 stories for higher-density residential buildings.”
