“Investing in real estate during the festive season can be a strategic move. It is critical to focus on identifying attractive opportunities, especially in emerging business districts and areas with strong infrastructure development,” Goel said.

One of the benefits of choosing such areas is the potential for higher property value appreciation over time. New developments, such as business centers or residential communities, tend to attract more residents and businesses, which can help drive up property prices. Additionally, new regions may provide more affordable options than existing cities, making them attractive for long-term investment.

ASSESSING LOCAL INFRASTRUCTURE AND COMMUNITY NEEDS

According to Amrita Gupta, director, Manglam Group and president of Rajasthan women’s wing CREDAI, buyers should look out for ongoing infrastructure and urban development projects, especially in smaller towns. She emphasizes the importance of understanding the specific needs and culture of these areas, which can influence the design and layout preferences of a property.

“The holiday season is a great time for buyers to think about purchasing a property. As the market evolves, it is critical to evaluate ongoing infrastructure and urban development projects in tier-2 and tier-3 cities,” she said.

As cities outside major metros are growing rapidly, especially tier 2 and tier 3 cities, investing in properties that meet local demand can increase the desirability of the property and ultimately its resale value. Local infrastructure improvements such as improved roads, transport links and amenities make these locations attractive to both residential and commercial investors.

Gupta also suggests that “affordability remains a key aspect,” urging buyers to ensure their investment fits with their financial goals and lifestyle.

For those looking for premium destinations with tourism-driven demand, Aditya Kushwaha, CEO and Director, Axis Ecorp, suggests exploring fractional ownership. It highlights the growing trend in holiday home inventory, especially in markets like Goa where tourism generates high rental income potential.

“In premium markets like Goa, where demand for holiday homes is growing, fractional ownership is becoming an increasingly smart investment model. This allows investors to own a share of luxury real estate, making high-priced properties more affordable,” he explains.

Fractional ownership allows buyers to invest in a portion of a luxury property, providing access to luxury real estate without the full financial commitment. This option may be attractive in places like Goa where there is a stable rental market.

With tourism back in full swing, holiday homes can generate stable rental income and offer great growth potential. Fractional ownership in these markets also opens up opportunities for increased returns over time, and the vacation destination makes the investment more attractive.
