Mitchell City Council to Consider Approving a Pair of TIF Districts for Two Local Businesses – Mitchell Republic

MITCHELL — On Monday, the Mitchell City Council will consider approving a pair of tax increment financing (TIF) districts that would fund economic development.

The council will consider this issue at its meeting on Monday, November 4th. The meeting is scheduled for 6 p.m. at Mitchell City Hall.

Palace City Brewing, a new local brewery being built in downtown Mitchell, is seeking TIF funds that will cover $500,000 in construction-related costs.

Local developers of a local brewery are investing $2.9 million to renovate an old building on Railroad Street.

The second TIF district on the council’s agenda aims to fund $330,206 for expansion plans for a local auto dealership on the west side of Mitchell. The owner of MAD Garage, located along the 37 Bypass, plans to build a 5,900-square-foot building next to the existing business.

If approved, the city will pass on the TIF funds to the developers in the form of a grant.

Both TIF districts are considered economic development TIFs. Over the past year, an increasing number of TIF economic development districts have been approved by the council.

Among the latest economic development TIF districts approved were the Iverson Powersports and Interstate Glass TIF, which promise to create new jobs and business expansion.

TIF applications from Palace City Brewing and MAD Garage received approval from the city Planning and Zoning Commission at its Oct. 28 meeting.

Other issues the council is expected to consider at the meeting include:

  • A hearing and decision date has been set for several liquor license applications, including for Thunderbird Lodge, Corn Palace Shrine Club and Mitchell Meat Lodge.
  • Hold a hearing and take action on Josh Frost’s application for two conditional use permits.
  • Consider setting a hearing date for the Board of Adjustment for Kyle Zacher, who has applied for a permit to change the maximum height of an accessory building.
  • Select a proposal for the construction of the Southern Treatment Plant.
  • Consider purchasing a moving floor trailer from BuyBoard for Recycling Project #2024-31.
  • Set the opening date for the 2023 West End Bridge Improvement Grant application to be November 20, 2024 at 1:30 p.m.
  • Set the bid opening date for the 7th and Main traffic lights to be November 7, 2024 at 1:30 p.m.
  • Retain the opinion of citizens.

The meeting is open to the public.
